Hollins gets a new aquatic centre, open on programme, while the existing leisure centre keeps serving its members every day of the build. Our methodology is built around three priorities: proving the riskiest work first, protecting the public, and handing over a pool your operators can run from day one.

Sequencing the works

We build the pool hall first, because the piling and pool tanks set the critical path and depend on the ground conditions in the geotechnical report. While the tanks cure and are leak-tested, our fit-out crews move into the changing rooms and plant room. Running these two streams in parallel brings the pool-hall handover to ~~week 32~~ week 30, two weeks ahead of the date NTT 4 sets.

Keeping the leisure centre open

~~We will work closely with the leisure centre to minimise disruption to its users.~~ Your members keep swimming throughout the build. All site traffic uses a separate fenced entry off Mill Road, so the centre keeps all 120 spaces, and deliveries arrive between 9am and 3pm, outside peak swim times. Before any work near the existing building, we agree a noise and access plan with the centre manager and post it at reception a week ahead.

Traffic management on Mill Road

As NTT 4 requires, our traffic management plan sets out the site entry, a marked pedestrian route past the centre and a qualified traffic controller on every delivery. We submit it to the council for approval before site establishment, and review it each month with your project manager.

Programme assurance

We ~~will aim to~~ review the programme with your project manager every fortnight, with recovery options already priced, so a delay never becomes a surprise. Each review covers the critical path, the next six weeks’ work and any risk that has moved since the last meeting.

Commissioning the pool plant

Our services coordinator runs the pool plant through four weeks of water-balance testing before handover, with your operators trained on site alongside our engineers.

Our design for Hollins puts running costs first, from the plant room to the pool covers. The plant room sits at ground level with a removable wall panel, so pumps are replaced without closing the pool. Each pool has its own balance tank, so one can be drained for maintenance while the others stay open, and every filter is reached from a walkway, not a ladder. Pool covers go on each night, which keeps the heat in the water and the humidity out of the hall. Every system is metered, so your team sees what each one costs. The pool hall is glazed to the north, so it needs little lighting by day, and the roof is shaped to carry solar panels when you want them. Lighting is LED throughout, on sensors in every room.

~~Our design includes variable-speed pumps, heat recovery and UV treatment.~~ Against a baseline design, variable-speed pumps and pool-hall heat recovery save Hollins about $85,000 a year in energy, or $2.1M over 25 years. UV treatment halves chemical use.

~~We have experience with similar systems.~~ At Te Awa Aquatic Centre, the same system cut energy use by 31% in its first year.
